1. About Us
Castle Snagging Inspections Ltd (“we”, “us”, “our”) provides professional property snagging, inspection, and clerk of works services across the United Kingdom.

2. Scope of Services
Our services include, but are not limited to: pre-completion snagging inspections, post-completion inspections, re-inspections, clerk of works services, BTR, and housing association inspections, thermal imaging and drone inspections, written photographic inspection reports. All inspections are: visual and non-invasive, limited to readily accessible areas, conducted without removal of fixtures, fittings, finishes, or furniture. Not destructive in nature. We do not undertake: structural surveys, valuations, warranty inspections, compliance certification, latent or concealed defect investigations.
3. Client Responsibilities
Clients must ensure: safe, unrestricted access to the property at the agreed time. Utilities are connected where required. The site is safe and free from hazards. All areas to be inspected are accessible. If access is not available, the inspection may be cancelled and treated as a late cancellation.
4. Bookings & Appointments
Bookings are confirmed once payment is received (private clients) or once written confirmation is agreed (commercial clients). We reserve the right to refuse or reschedule inspections where safety concerns are identified.
5. Fees & Payment
Private clients full payment is required at the time of booking. Commercial / B2B clients: Invoiced on agreed terms. All prices are as agreed at the time of booking. VAT will be applied where applicable. Late payments may result in suspension of report release.
6. Cancellations & Refunds.
48+ hours’ notice: Full refund. 24–48 hours’ notice: Partial refund (administration costs may be retained). Less than 24 hours / no access / no-show: No refund. Where we must cancel an appointment, a full refund or rebooking will be offered.
7. Inspection Reports
Reports reflect the condition of the property at the time of inspection only. Reports are based on visible evidence. Reports are not guarantees of future condition or performance. Reports are issued within the timeframe agreed at booking.
8. Report Use & Intellectual Property
All reports remain the intellectual property of Castle Snagging Inspections Ltd. Clients are granted a licence to use the report for personal or internal purposes only. Reports must not be shared with third parties (including developers, contractors, or solicitors) without written consent.
9. Liability & Limitations
To the fullest extent permitted by law: Our liability is limited to the fee paid for the inspection. We accept no liability for hidden, latent, or inaccessible defects. We are not responsible for works carried out by third parties. We accept no liability for consequential or indirect losses. Nothing in these terms excludes liability for death or personal injury caused by negligence.
10. Complaints
Any complaints must be submitted in writing within 14 days of report issue. We will investigate complaints promptly and aim to resolve them professionally and fairly.
11. Governing Law
These terms & conditions are governed by the laws of England and Wales. Any disputes shall be subject to the exclusive jurisdiction of UK courts.
